Mori Mountain Estate in Balmora.
It uses the same location as
a good place to stay, next to Narcarla's alchemist shop.
The 'estate' has a librarian that will take the books (vanilla and
some others) you give her, make dupes to put on the shelves and places the originals in cabinets.
It looks pretty cool when full or near full.
An armory with lots of mannequins, labeled containers for weapons, display stands and a practice dummy (can increase weapons/destruction skills).
There's a pool and MORE storage and enemies in a sort of hidden place.
The alchemy area has a white rat that will sort your ingredients into individual containers, lots of shelves for potions and
more mannequins for your magical robes.
You buy the estate and can choose to buy a teleport ring (one way only -
to the estate).
No healing shrines (Temple or Imperial Cult), no uber cloths/armor/weapons/alchemy gear/etc, unless you enter the dungeon

and no crates or barrels of rare/exotic ingredients.
I've never used Rebirth so I don't know about conflicts with it.
The only problem with MGSO (patched) is a tree growing out of a roof. It looks odd but doesn't impact anything not on that roof.
It's one of the first things I buy when I start a new playthrough.
@ Scozzar Did you use the Ravenloft TradingHalls also? Made selling tons of crap so much easier. Definitely overkill.
