StormCloak: Neugrad Rescue Problem

So, my problem is that I keep failing the sneak part of this quest. I've tried approaching the lake from three different directions and I keep getting discovered. The little eye says closed the entire time too but some how they see me. My sneak is lvl 100 and I have muffled boots, and sneak boosted by a total of 50%. I'm also sneaking at night.

The closest I've been able to get is the water line on the side opposite of the fort. I wasn't even swimming at that point either.

My boyfriend was able to do it, on the same disc, during the day and his sneak is nowhere near mine.

I don't know if this is related or not, but I'm getting that one graphics problem and half the lake is missing. I can actually see the sunken boat and the cave I need to go in.

EDIT: being invisible doesn't help at all either. Anyone else having this problem?

Additional info: I think that this entire thing might have to do with the fact that I discovered the location prior to the quest. Not sure though.

Whenever I did that quest I got caught by a guard, killed him and went on with my buisness. Does it say you can't be seen for that wasn't the same with me.
