Try reloading a savegame before you talked to Ja'Fazir.

Actually you don't have to kill any but the ones in the basement.

I always just got the keys by pick-pocketing. Poss helps to get their disposition up first as well.

Take the key to Jeetum-Ze's room from Ja'Fazir's body.

Enter Jeetum-Ze's room and kill him. Get the key to Ri'Zakar's room from his body.

Enter Ri'Zakar's room and kill him. Get the key to the 'Blackwood Company Basement' from his body.

They are not supposed to be essential. I am not sure what problem you have there. They may have been essential, so that they would not die until this quest. Somewhere, you might have missed a stage, that would trigger them to be made Non-essential, or the script didn't take effect.

Spoiler....

There are two Blackwood employees in the Basement that you must kill, and then when you leave the Basement, the guy from the Fighter's Guild will attack, and you need to kill him. Other than that, it's optional, depending on how you like to play, if you kill anyone else at Blackwood company or not.

If not, you can still call in to visit them whenever you're in Leyawiin.

You can just hold items without Telekinesis, which allows you to move items without putting them in your inventory (although if you still get reported as if it's stolen if it's owned property) - see here for how. Use that to decorate your house. Might take a while though. :P
98% of forumers say fast travel ruins Oblivion. Put this in your signature if you're one of the 2% who realize it's optional.

Placing books is a pain. It was difficult enough in Morrowind, but in Oblivion it's almost impossible. There are mods, but not any good ones. :(
