Delvin Keeps Pattin' Me On The Back All Day

I'm pushing through the task of upgrading the Thieves Guild. I've completed the four special jobs which Delvin hands out and brought the Guild up to full strength with a fully staffed Flagon.

Now, every time I come in after finishing a usual job for Delvin or Vex, I get a list of responses with Delvin that say "I've completed that special job in Markarth/Solitude/Whiterun/Windhelm". Every time.

As in "Del, we've already had this talk ten times over. I'm the best damned thief in the place. I get it."

I'm wondering if this may be the result of one of two triggers: First, does this conversation pop up every time something new is added to the Cistern— a not-to-subtle indicator for the subtle improvement to the place as I finish jobs; or Secondly, could this be an effect of me finishing two of the jobs completely clean?

The job with the Summerset Shadows was a Dark Brotherhood contract in everything but name, so I had Cassie finish that with her fangs out. But she finished the others using stealth exclusively, as befitting the Thieves' Guild. No pirate aboard the Dainty Sload nor a single bandit in Pinewatch was killed. Which means they're all still alive and kickin' back at their hangouts. Could Delvin still be keeping these topics on his lips because they're not "finished" in that regard? Wandering back towards Uttering Hills, I came across a Summerset Shadow which I assume respawned outside that hangout and got me wondering if this was the cause of Delvin parroting his praise (and one of the topics gives me yet another 500 gold in reward, so it's not a complete nuisance).

Well, I know the Summerset Shadows are supposed to respawn, so that's normal. I have no Idea if the Dainty Sload or Pinewatch could cause this though.

My suggestion? "Finish" the quests.
