I think Skyrim has some, but every building, phew...now that would be something.......

A future TES game just may have almost fully destructible and self-healing world. In Skyrim dead NPC's get replaced by kin and quests are adapted to circumstances. You can see that as a first step to a living world in future games.

Destroyed houses may be rebuild by NPC's, or they may chose to rebuild their town somewhere else. A forest may slowly grow back after a fire or become a tundra or desert. The landscape may change due to earthquakes or a volcano. Species may evolve into a more nasty form if they suddenly find themselves living next to some Great Evil Place.
Fractions may split or unite depending on how hard life is for them

It would be awesome if the map and everything on it ends up looking diffident depending on what has been happening in your savegame. The main quest will have to be really flexible to not be broken by all the change though....
